Building a home from the ground up is both exciting and daunting. The process is exciting because your home will be uniquely yours from the moment that the ground is broken. If you have never built a brand new home, the process can seem overwhelming, especially if you don’t know what to ask your home builder. The questions below can serve as a starting point, and give you peace of mind in the builder that you have chosen.
- How many years have you been in business?
A reputable home builder will be able to put your worries to rest with this question. If they have been in business for years, be assured that they will know the intricacies of building the best home possible.
- Can you show me some of your other homes or home communities?
Again, an established home builder will calm any fears with their answer this question. Whether they have several homes available to look at in older communities, or a model in the Parade of Homes, an excellent builder will encourage you to look at their older homes.
- What makes you stand out from other builders?
Each builder brings a unique set of skills. Is your builder a semi-custom builder who will pay attention to every brick and every cabinet pull? Are they known for their green construction? Whatever makes the builder stand out should align with what you want in your construction.
- What features come standard on your homes? What sort of custom features may I choose?
Ideally, you want a builder who is going to build a beautiful home as a given. Some features, like marble floors or dog-washing stations, might be custom, but quality cabinets and windows shouldn’t be. If a builder creates quality homes as a given, this enables you to choose some custom details that are truly custom.
- Do you have a design center? How much say do I have in the details of my home?
When it is time to pick details and colors, where will I go to decide? Will there be licensed designers to help make the best choices as far as materials? Will I be able to branch out beyond a very basic palette of colors and features?
- When will I find out the final price of my home?
Construction and custom details can add up. When will I know what the true cost of my home will be, so that I can make sure that I am on track with my mortgage process?
- What is the average length of construction for my home?
Should I expect six months or longer? I may need to sell my existing home or end a lease on a rental, so knowing when my home will be complete is very important.
- What can I expect as far as energy efficiency in my home’s build?
‘Green’ building is becoming more mainstream. What are you doing to make my home as green and energy efficient as possible? What sort of insulation are you using? What windows are being installed? What features as far as electrical and plumbing are being installed for energy efficiency?
- How transparent is the home building process?
If I have questions about how the process is going, who will my point of contact be? If I want to walk through or see how the construction is going, will I be able to do this at different points of the build?
- What type of warranties do you offer?
Are there warranties on the actually new home? What if we find flaws, even minor flaws- how will they be dealt with? If there are issues with the heating and air conditioning or any appliances, what warranties or recourse will I have?
These are just a few common questions that you might ask your home builder. Every question should be met with an answer that makes you feel even more confident in your choice of builder. This home will probably be your biggest purchase, so you should be confident in every choice along the way!
