Location, location, location. You want to build a new home in Colorado Springs? It should probably be on a cul-de-sac, right? Maybe close to some trails?
Selecting the lot for your new home is one of the most important and hardest decisions you’ll make in the home building process.
So, how do you pick the right lot?
Start with the builder
In most new Colorado Springs neighborhoods, the builders own certain lots. That means you will need to visit some model homes, talk with the builders and get a feel for the ones you like. Once you choose a builder, you’ll be able to pick from the builder’s inventory.
Pick the home style you want
Certain homes will fit better on certain lots than others. If you want to build a large ranch home, for example, you might need a bigger lot than if you planned to build a two-story house. If you want a walkout basement, you’ll need to find a sloped lot. Your builder can help you choose the right lot for the house you want.
What you don’t see
The tricky thing about building a new home in a new development is that you have to try to imagine what hasn’t been built yet. A lot could look beautiful and have fantastic Pikes Peak views. But if someone builds on the lot behind yours, will you lose your view?
Make sure you ask about what could go up next to your chosen lot, behind it, across the street and understand future development master plans.
Get what you want
If your builder doesn’t have the perfect lot, but you know which lot would be perfect, talk to your builder. There might be similar lots available in the near future or your builder might be able to secure the lot you want.
